Residential – Extended Seasonal Maintenance $299.00

     After your equipment is 5-10 years old it needs more than basic maintenance. Capacitors wear out over time and reduce the horsepower of the motors they serve. Operation of motors in this state can burn windings and degrade or destroy the motor. Flame sensors get oxidized resulting in failure of heater to remain lit.
     Outdoor unit compressor/fan motors draw more amperage as with age. The additional current draw wheres out run capacitors. Contactor becomes burned/pitted and draws more current when unit starts; As much as 400% of original starting current. This brief but EXCESSIVE current draw can cause the lights in house to fade for a few seconds.
     Our Extended Seasonal Maintenance provides the same 20 point inspection of your homes AC/Heat system and adds:
Replacement of indoor fan motor run capacitor;
Replacement of 1 outdoor dual capacitor (multiple outdoor capacitors $25.00 extra);
Replacement of 1 outdoor contactor;
And includes cleaning of Electrostatic Air Cleaner; Call us at (840) 239-6590.

Residential – Hard Start Kits Starting At $199.00

     Do your lights fade when your AC starts? After calling for cooling at thermostat do you hear an Exaggerated Motor Start sound and see lighting in house dim for 3 seconds? Did you try our “Residential – Extended Seasonal Maintenance” or another company sold you a contactor/capacitor repair that did or didn’t fix the problem completely? You may need a “Hard Start Kit”. Start capacitors use to be included on outdoor units for the old piston compressors.
     When manufacturers went to the new Honeywell Scroll Compressors the “Start Capacitors” where removed; presumed to be obsolete as the Scroll started easier. Many of these outdoor units developed starting issues at some point in there life cycle. The difficulty starting current load is transferred to the Run Capacitor. The run capacitor was not built to have 70amps or more drawn across it. Additionally, the Contactor (Condenser Start Relay) was not made to carry a 70amp draw across the contacts and the contact points quickly burn/pitted and cause more current to flow across the circuit.
     The end result is Contactor is damaged, Run Capacitor is burned/damaged; on a hot day the Run Capacitor’s may explode! The compressor can also be damaged from difficulty starting. The solution is the “Hard Start Kit”. The Hard Start Kit adds a true START capacitor made to handle large start current draws. START capacitor’s are made of Ceramic; Run Capacitors are made cheaply from Foil and Paper (insulator) rolled up like 2 ply toilette paper. A couple of weeks of 70amp draws across the foil/paper roll burns holes in foil/paper reducing Capacitance further reducing start ability of compressor.
     Both Factory recommended start kits or our universal Start Capacitors add a relay that connects the large start capacitors temporarily. This provides a large amount of Start Power then the relay disengages and the outdoor unit runs on original run capacitor as intended. These Hard Start Kits are frequently recommended by the factory for many hard start conditions; Call us at (840) 239-6590.

Residential – Condenser (Outdoor Unit) Clean-Out $199.00

     Are Bushes/Shrubs/Trees growing into your condenser? Do you have 10 years worth of leaves, debris and foreign matter in the bottom of your condenser. Every inch of coils covered by foreign matter reduces the cooling capacity of condenser. The debris piles are home to “Black Widows” and other spiders as they tend to retain moisture and must be handled carefully.

     Our trained and skilled technicians can safely disassemble the outer condenser panels and fan shroud to remove said materials. After removal of the debris we can professionally reassemble the condenser and bring back to proper operating specs.

     Cleaning Chemicals-We use plain water to clean the coils unless any specific cleaning chemicals are recommended by the manufacturer. Most of these chemicals are very Caustic and can quickly damage condenser coils. We avoid chemicals unless necessary.

Residential – Heater Safety Inspection Part of Maintenance!

     Do the burner flames look healthy BLUE? Are the burner flames YELLOW or ORANGE? Yellow/Orange flames are indications of improper combustion conditions. If these conditions are accompanied by soot around air discharge vents this may be a life threatening condition.

     Other points of concern are variations in the flame color and appearance;1 out of 4 burners is lazy and flickers or has a different length than other burners. These are indications of: Cracked Heat Exchangers; Damaged Inducer Draft motors; Clogged or Blocked Flue vents. All of the conditions may introduce deadly combustion components into the residence living space. California requires and recommends Smoke and Carbon Monoxide Alarms in the hallway leading to bedrooms.

Residential – Replace Inducer Draft Motor

     Does your heater sound like a freight train or a jet when is starts. The sound your hearing may be a failing Inducer Draft Motor or IDM. The IDM draws the combustion gases through the heat exchanger and out the flue.

     Since the hot flue gases flow through and over the IDM it gets cooked each time you run it. Over time the shaft bushings and perma-lube grease packing’s dry out and the IDM grows noisier each time it runs; Call us at (840) 239-6590.
